Benchmark Disclosures & Terms of Service

The following terms govern all estimates, service agreements, and project sites managed by Benchmark. By approving an estimate or allowing work to commence, the client agrees to these terms in full.
1. Estimates and Scope of Work

Not a Fixed Contract: Estimates are based on a visual inspection. If hidden issues (rot, mold, code violations, or structural defects) are discovered, work will cease. I will discuss the findings with you, and a written Change Order must be signed before work continues.

Client Directives: Benchmark prides itself on professional results. If a client insists on a specific method, tool, or material against our professional advice, Benchmark is not liable for resulting finish quality, structural integrity, or longevity of the work.
2. Rate Structure & "While You’re Here" Requests
Additional tasks requested on-site that were not included in the original estimate will be billed according to our tiered rate structure:

$75/hr: Basic Labor & Assistance

$85/hr: Standard Handyman Services

$110/hr: Specialized Trades

$125/hr: Remodels, Project Management, & Hybrid/DIY Consultations

Note: All site visits are subject to our $150 Minimum Service Charge.
3. Materials & Disposal

Deposits: A 100% deposit of estimated material costs is required to secure your project date.

Overages & Leftovers: Benchmark assumes the risk for minor material overages (under $50). For significant leftovers, items will be returned for a client credit or retained by Benchmark. If the client refuses recommended repairs for "hidden damage," Benchmark is released from all liability regarding that specific area.

Disposal: Standard debris disposal is included in the estimate. Significant increases in debris volume may result in additional dump fees.
4. Cancellations & Rescheduling
Your project date is reserved exclusively for you. Because we do not monitor communications outside of standard business hours, the following policy applies:

Notice Required: Cancellations or rescheduling requests must be made at least two (2) full business days prior to the scheduled start time. (For example: A Monday morning appointment must be cancelled by the preceding Thursday during business hours).

Business Hours: For the purposes of notice, Benchmark's business hours are Monday through Friday, 8:00 AM – 5:00 PM. Messages sent over the weekend or after hours will be considered "received" at 8:00 AM on the following business day.

Fees: Cancellations within the 48-business-hour window are subject to a $75 Late Fee. If Benchmark arrives on-site and is unable to work due to site access or client cancellation, the $150 Minimum Service Charge will apply.
5. Site Conditions & Access

Access: Benchmark is authorized to work on-site in the client’s absence (via code/lockbox) provided the site is safe.

Pets: Friendly pets are welcome; however, Benchmark reserves the right to request pets be secured if they interfere with safety or workspace cleanliness.

Utilities: The client shall provide access to electricity, water, and a restroom for the duration of the project.
6. Benchmark 1-Year Limited Warranty
We provide a 1-year limited warranty on labor covering defects in craftsmanship.

Exclusions: This warranty does not cover:

Natural wear and tear, or "settling" cracks due to Wisconsin seasonal shifts.

Damage caused by moisture, mold, or environmental conditions.

Issues arising from materials provided by the client.

Work performed against Benchmark's professional advice.

7. Wisconsin Legal Notice
-
Lien Law: As required by the Wisconsin construction lien law, Benchmark hereby informs you that persons or companies performing, furnishing, or procuring labor, services, materials, plans, or specifications for the improvement of your property may have lien rights on your property if they are not paid.
